These terms govern your use of the P.REDEV website and the reports and guidance we provide. By using the site or buying a report, you agree to them. Please read them with the Privacy Policy and the Refund & Cancellation Policy.
1Who we are
P.REDEV is a redevelopment-advisory service operated by Shiv Pandya (operating as an individual / freelancer), based in Mumbai, India (“P.REDEV”, “we”, “us”). You can reach us at pandyashiv1@gmail.com.
2What we provide
We provide plain-English information and indicative feasibility estimates to help housing-society members understand their redevelopment position. This includes a free checklist, the paid Feasibility Snapshot, and the Full Feasibility Report.
Our reports are prepared for member awareness and education. They are indicative estimates computed from the information you give us and from publicly understood norms under Mumbai DCPR 2034. They are not a certified valuation, an architectural or engineering assessment, a legal opinion, or financial or investment advice, and using them does not create any professional, fiduciary, or advisory relationship between you and us.
3No guarantee of outcomes
Redevelopment potential depends on survey, verified measurement, airport-height (NOCAS) clearance, sanctioning-authority discretion, market conditions, and the terms you ultimately negotiate. We do not guarantee any particular carpet-area gain, corpus, rent, timeline, or that any redevelopment will proceed. You must obtain a full feasibility study and independent legal advice before signing any redevelopment agreement.
4Your responsibilities
- Give accurate information about your society. The quality of any estimate depends on it.
- Use the reports for your own and your society's awareness, not as a substitute for professional advisors.
- Do not resell, publish, or present our reports as a certified or professional assessment.
5Payments
Prices are shown on the site in Indian Rupees and are payable in full, in advance, through our payment partner Razorpay. Applicable taxes, if any, are as stated at checkout. We begin preparing a paid report only after payment is received.
6Delivery
The Feasibility Snapshot is prepared by hand and delivered to the email or WhatsApp number you provide, normally within 24 hours of payment. The Full Feasibility Report is scoped and delivered as agreed with you directly.
7Intellectual property
All content on this site and in our reports is owned by P.REDEV and provided for your personal and your society's use. You may share a report within your society; you may not reproduce it commercially or remove its attributions and disclaimers.
8Limitation of liability
To the maximum extent permitted by law, P.REDEV is not liable for any indirect or consequential loss, or for decisions you take based on an indicative report. Our total liability for any claim relating to a paid report is limited to the amount you paid for that report.
9Third-party links & services
We use third parties such as Razorpay (payments), Google (forms and storage), and Meta (advertising measurement). We are not responsible for the content or practices of external sites we link to.
10Governing law
These terms are governed by the laws of India. The courts at Mumbai, Maharashtra have exclusive jurisdiction over any dispute.
11Changes
We may update these terms from time to time. The current version is always the one posted here, with its “last updated” date.
P.REDEV
Refund & Cancellation Policy

Our paid reports are custom digital products, prepared by hand for your specific society. This policy explains when you can cancel and when a refund applies. It is written to be fair to you while reflecting that real work goes into each report.
1Free checklist
The Member's Checklist is free. No payment is taken, so nothing needs to be refunded.
2Feasibility Snapshot (₹4,999)
- Before we start: if you ask to cancel before we begin preparing your report, you get a full refund.
- After delivery: because the Snapshot is a bespoke digital report delivered to you, it is generally non-refundable once delivered. If your report contains a genuine error or does not match the inputs you provided, tell us within 7 days and we will correct it, or refund you if we cannot.
- If we can't deliver: if we are unable to prepare your Snapshot, we refund you in full.
3Full Feasibility Report (₹24,999+)
Scope, price, and cancellation terms for the Full Report are agreed with you in writing before any payment. Refund terms for work already done will be as set out in that agreement.
4How to request a refund or cancellation
Email pandyashiv1@gmail.com from the address you used to buy, with your name and payment reference. We respond within 2 business days.
5How refunds are paid
Approved refunds are made to your original payment method through Razorpay, normally within 5–7 business days of approval. The time it takes to appear in your account depends on your bank or card provider.

Privacy Policy

This policy explains what we collect, why, and your choices, in line with India's Digital Personal Data Protection Act, 2023. The short version: we use your details only to prepare your report and stay in touch, and we never share your society's information with developers or agents.
1What we collect
- Contact details you give us: name, phone/WhatsApp number, and email.
- Society details you enter for a Snapshot: location, plot area, road width, building age, flat count, and carpet area.
- Usage data collected automatically: basic analytics and cookies, including the Meta (Facebook) Pixel when we run ads.
2How we use it
- To prepare and deliver your checklist, Snapshot, or Full Report.
- To contact you about your request and, with your consent, to share occasional guidance.
- To measure and improve our advertising and website.
3We do not sell or share your data with developers
We never sell your information, and we never pass your society's details to any developer, builder, or agent. We share data only with the service providers below, strictly to run the service.
4Service providers we use
- Razorpay — to process payments. Your card and bank details are handled by Razorpay; we do not see or store them.
- Google — forms and spreadsheet storage for your submission, and email delivery.
- Meta — advertising measurement via the Pixel, if you arrived through an ad.
5WhatsApp & messaging
If you give a WhatsApp number, you agree we may contact you there about your request and your report. You can ask us to stop at any time.
6How long we keep it
We keep your details for as long as needed to serve you and to meet legal and tax obligations, then delete or anonymise them. You can ask us to delete your data sooner (see your rights below).
7Your rights
Under the DPDP Act you may ask us to access, correct, or delete your personal data, and to withdraw consent. To exercise any of these, email pandyashiv1@gmail.com.
8Grievance officer
If you have a concern about how we handle your data, contact our grievance officer: Shiv Pandya, pandyashiv1@gmail.com. We respond within the timelines required by law.
9Cookies
We use essential cookies to run the site and, if you arrived via an ad, the Meta Pixel to measure results. You can block cookies in your browser; some features may then not work.
10Changes
